Bel-Air Village is the largest by area of the Makati gated villages, developed by Ayala in phases between the late 1950s and the mid-1960s and organized into Bel-Air I through IV. The housing stock is the most architecturally varied in Makati, spanning original 1960s homes, 1980s and 1990s reconstructions, and recent rebuilds concentrated near the Rockwell side.

Lots run from roughly 400 to 600 square meters — smaller than Forbes Park or Dasmariñas Village — which has historically made Bel-Air a more accessible entry point into a Makati gated village. The village borders Rockwell Center on one side and the Ayala Avenue commercial corridor on another, and deed restrictions are in force across all four phases, with some variation between them.

Owners here are typically selling directly rather than through open listings, and buyers are usually weighing Bel-Air against Rockwell or the CBD villages for a shorter commute at a smaller lot size.
