About Bel Air

Bel-Air Village is the largest by area of the Makati gated villages, developed by Ayala in phases between the late 1950s and the mid-1960s. The village is organized into Bel-Air I through IV, each with its own street pattern and character. Bel-Air I and II sit closer to Ayala Avenue and Rockwell, while Bel-Air III and IV extend toward the Pasig River side of Makati.

Bel-Air has the broadest architectural mix among the Makati villages. The housing stock spans original 1960s homes, 1980s and 1990s reconstructions, and contemporary rebuilds. A number of streets near the Rockwell side have seen heavy redevelopment in the past decade.

International School Manila and British School Manila in Bonifacio Global City are a 10–15 minute drive — closer from Bel-Air I and II than from the further reaches of the village. Within Makati, Assumption College San Lorenzo and Colegio San Agustin Makati are nearby. Brent International School in Biñan is reached by car. Makati Medical Center is the principal hospital, with St. Luke's Medical Center in Bonifacio Global City a near second.

The village is bordered by Rockwell Center on one side and the Ayala Avenue commercial corridor on another, giving residents walking or short-drive access to Power Plant Mall and Greenbelt. The Bel-Air Village Association manages security at multiple gates, with restrictions on through-traffic and visitor access. Deed restrictions are in force across all four phases, with some variation between them.

Bel-Air typically suits residents who want a Makati village address with shorter commutes to Rockwell and the CBD, or who are looking for a smaller-lot entry point into a Makati gated village than Forbes or Dasmariñas allow.
