About Dasmarinas Village

Dasmariñas Village was opened by Ayala in the early 1960s, immediately after Forbes Park and on land directly adjacent to it. The village takes its name from Gómez Pérez Dasmariñas, a sixteenth-century Spanish governor-general. From the outset Dasmariñas was conceived as a slightly more compact counterpart to Forbes, with lots intended for substantial homes but on a tighter street grid.

Most of the original 1960s houses have now been replaced. Today the housing stock is a mix of mid-century homes that have been retained or carefully renovated, and a larger proportion of modern rebuilds completed in the past fifteen years. Architectural styles vary widely, with Mediterranean and modern tropical builds the most common. The village's mature tree cover is one of its defining features.

Typical lot sizes run from roughly 600 to 2,500 square meters, with a number of holdings beyond that on the upper end.

International School Manila and British School Manila in Bonifacio Global City are a 10–15 minute drive — the proximity to both campuses is one of the village's principal draws for families on long-term lease. Brent International School in Biñan is roughly 30 to 45 minutes south; Everest Academy in McKinley Hill is closer still. Santuario de San Antonio Parish sits beside the village's main gate. Makati Medical Center is the closest tertiary hospital, with St. Luke's Medical Center in Bonifacio Global City the common second choice.

The Dasmariñas Village Association handles security, with restricted access at multiple gates and continuous roving patrols. The Association also enforces deed restrictions covering construction height, setbacks, and commercial use.

Dasmariñas Village is consistently top of mind for expat and diplomat families in Metro Manila. Its direct proximity to Bonifacio Global City — home to International School Manila and British School Manila — and its adjacency to Forbes Park make it one of the most sought-after residential addresses in the country. The village commands the highest per-square-meter values among the gated villages of Makati, a reflection of sustained demand from long-term international residents.
