About Ayala Alabang
Ayala Alabang Village is a master-planned residential community in Muntinlupa City, opened by Ayala in the mid-1970s as the developer extended its village concept south of Metro Manila proper. The village sits between the South Luzon Expressway and the eastern edge of Muntinlupa, and is one of the largest gated communities in the country by total land area. Many of the original buyers were Manila and Makati families looking for larger lots than the older Ayala villages could offer, and the village has since developed a multi-generational resident community of its own.
The character of Ayala Alabang is shaped by lot size and tree cover. Streets are wider than in the Makati villages, gardens are mature, and the housing stock has rotated through several cycles — from original 1970s and 1980s builds to more recent contemporary reconstructions. Architectural styles range across Mediterranean, modern tropical, and restrained contemporary, with no single dominant idiom. The Alabang Country Club, set within the village, anchors much of the resident social life through its golf course and racquet facilities.
Typical lot sizes run from roughly 400 to 5,000 square meters, with the largest holdings in the older, central sections of the village.
The southern village cluster is well served by international and private schools. Brent International School in Biñan is roughly 20 minutes south. PAREF Southridge, PAREF Woodrose, De La Salle Santiago Zobel School, San Beda Alabang, and Beacon Academy are all reachable within Muntinlupa or along the SLEX corridor. International School Manila and British School Manila in Bonifacio Global City are typically a 30 to 45 minute drive depending on traffic, which makes south-area residents a smaller share of the ISM and BSM parent body than the Makati village families. Asian Hospital and Medical Center, on the village's northern edge, is the principal tertiary hospital; Makati Medical Center and St. Luke's Medical Center in Bonifacio Global City are the most common second choices for major procedures.
Security is managed by the Ayala Alabang Village Association at multiple gates, with restricted access and continuous patrols. Deed restrictions cover setbacks, height limits, commercial use, and architectural review of new construction and major renovations.
Compared to the Makati villages, Ayala Alabang typically suits residents who prioritize larger lots, country-club access, and a more suburban, garden-led setting, and who are not commuting daily to international schools in Bonifacio Global City.
