About Forbes Park
Forbes Park is the oldest of Ayala's gated villages in Makati, master-planned in the late 1940s on land that had been part of the Manila Polo Club's grounds. Development began in 1948 and the first homes were occupied by the early 1950s. The village is divided into Forbes Park North and Forbes Park South, with North Forbes generally holding the older, larger estates. Many of the original residents were families that had relocated from prewar Manila districts; the village remains home to several of those same families across two or three generations.
The character of Forbes Park is set by its lot sizes and by an architectural code that has historically favored low-rise estate homes with mature landscaping. Original houses were typically mid-century, with deep eaves, generous lanais, and walled gardens. Over the past two decades a number of properties have been rebuilt by their current owners, usually in contemporary tropical or restrained modern styles.
Typical lot sizes run from roughly 1,000 to 2,500 square meters.
International School Manila and British School Manila, both in Bonifacio Global City, are a 10–15 minute drive — the school run shapes the daily commute for many residents. Brent International School in Biñan is roughly 30 to 45 minutes south. Within Makati itself, Everest Academy in McKinley Hill is the closest international option. Santuario de San Antonio Parish sits directly across the village's main gate. Makati Medical Center is the principal hospital, with St. Luke's Medical Center in Bonifacio Global City a near second.
The village is adjacent to the Manila Polo Club, of which most residents are members. Security is managed by the Forbes Park Association in coordination with private security and the Makati City government. There is no through-traffic; access is restricted at multiple gates with roving patrols around the clock. The Association also enforces architectural and landscaping standards through a building committee, which reviews new construction and major renovations.
Within the Makati villages, Forbes Park is typically chosen by residents who prioritize lot area, established landscaping, and a quieter, lower-density setting. Dasmariñas offers comparable scale; Urdaneta, Bel-Air, and San Lorenzo sit on smaller lots closer to the Ayala Avenue commercial corridor.
